TPO, EPDM, and Modified Bitumen: Commercial Roofing Explained
Three common flat-roof systems, explained without the manufacturer jargon — what each one is, and when it's the right call.
TPO
TPO (thermoplastic polyolefin) is a single-ply white or light-colored membrane popular for its reflectivity and heat-welded seams, which create a strong, monolithic barrier rather than relying on adhesive alone. It's become the most commonly specified system on new commercial low-slope construction over the past decade.
EPDM
EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane, typically black, that has a long track record and is often more budget-friendly than TPO for equivalent square footage. Seams are adhered rather than heat-welded, which requires careful installation but has proven durable over decades of use in the field.
Modified bitumen
Modified bitumen is an asphalt-based system, often torch-applied or self-adhered, that offers strong puncture resistance — a meaningful advantage on roofs with foot traffic for HVAC maintenance. It's generally darker and less reflective than TPO, which affects rooftop temperature and cooling load somewhat differently.
Choosing between them
